A invited competition by Hawley + Porter.
The central theme is to create a low density development supported by a vibrant street culture, serving both the immediate residential development and the wider local community.
The main thoroughfares around the site are through arcades that have frontage to both the street, the internal arcade and to the landscaped patios where appropriate. The internal arcaded streets are pleasant, vehicle free places to shop, protected throughout the year with a high-level sunscreen, mediating a controlled environment.
Apartments are orientated to be either towards the street or the landscape, with a range of internal layouts that offer maximum flexibility. The organisation has a clear hierarchy; routes and passages are primarily public which both encircles the site and cuts through the buildings to the interior landscape.
The public internal gardens at the lower level are accessible to the residents and in part to the wider community.
